Royal Oaks has
made an offer to the City of $ I million dollars for this location. This amount equals to $3.80 per
square foot based on approximately six acres of developable land. The proposal that was
submitted by Royal Oaks is to construct three unit office condominiums ranging in size from
4,500 to 6,500 square feet. The proposal is based upon the square footage of constructible
property ($25.00 per square foot of constructed office space).

Community Development Director Clark asked the City Council if the proposed usage of this
land is acceptable, City staff could have an appraisal done on the old City Hall site. This, in
turn, would include completing a Phase I environmental analysis.

Councilmember Holden asked if it is common to buy property on the basis of constructability.

Mr. Clark noted that it is acceptable but it is more common on residential projects.

.
