<br />" <br /> <br />("' <br /> <br />e <br /> <br />. <br /> <br />The existing conditions of the City property and the unkempt nature (thick <br />under brush) of the adjacent townhouse property made walking the south <br />property line very difficult. Very few townhouse units are visible from the <br />City property. The largest opening or exposed area ofthe townhouse <br />property is in the area south of units 15-19. We will work with the City staff <br />and make appropriate changes to the landscaping plan to add evergreen trees <br />in that area. The adjacent townhome association does not maintain their <br />property along our common lot line. Much of the area has thick under brush <br />and vegetation is left growing in its natural state. <br /> <br />We have provided three revised exhibits for the July 6th Planning <br />Commission meeting. They are; Site Plan, Lighting Plan and a Building <br />Rendering. The changeslrevisions to these exhibits are described as follows: <br /> <br />SITE PLAN <br />The major change to the site plan is a ten foot shift of units 15-19 to the west <br />and the elimination of three parking stalls in front of unit 20. These revisions <br />accomplish the zero encroachment/filling of wetland A as requested by Rice <br />Creek Watershed and it also moves the parking lot (and lighting) away from <br />the closest townhouse units to the south. We are also showing more sidewalk <br />connections near unit 26 and along side of units 1 1 and 12. We have also <br />provided for a connection to the city trail way system at a location on the <br />north side of unit one. This plan shows open space at 40.2%. We feel the <br />open space and landscaping plan meets the spirit and intent ofthe <br />Neighborhood Zoning District. <br /> <br />LIGHTING PLAN <br />The lighting plan was revised to show the latest building locations and <br />parking areas. Adjustments were made to the number and location of <br />fixtures in order to comply with the City's lighting regulations. The new <br />plan does not show meter readings of 0.4 candles on the adjoining property <br />lines. Hence, the adjacent residential properties will not be impacted by <br />parking lot lights. <br /> <br />BUILDING RENDERING <br />We are providing a new color rendering of the proposed buildings. The <br />exhibit portrays the exterior materials of brick and hardie board. Other <br />details shown on this rendering are the canopy above front entrances and a <br />uniform name/address sign next to each entrance. Individual business wall <br />sign will be limited to 30 sq. ft. and must be mounted on the wall sign band. <br />
