Off-Street Parking Calculation. Off-street parking for office development shall be <br />provided as combination of surface parking, under building underground parking <br />and structure parking to a ratio of five (5) parking spaces per one thousand (1000) <br />square feet ofparkiIlg gross floor area (GFAx 95%). Parking ratios for restaurants <br />and other uses with higher parking demands are to be in accordance with the <br />parking provisions of the Arden Hills zoning ordinance. <br /> <br />2. Off-Street Parking Dimensions. With the exception of accessible parking spaces, <br />all off-street parking for the development shall have a dimension of nine (9) feet in <br />width by eighteen (18) feet in length. Accessible parking spaces shall meet the <br />current dimension, location and quantity guidelines and standards. The parking <br />aisle dimension for off-street parking areas shall be twenty-four (24) feet in width. <br /> <br />3. Screening of Parking Areas. Wherever a surface parking area faces a street <br />frontage, such frontage shall be screened with a decorative wall, railing, hedge, or a <br />combination of these elements, to a minimum height of three (3) feet and a <br />maximum height of four and one half (4-J/2) feet above the level of the parking lot. <br /> <br />LOADING DOCKS <br /> <br />Loading docks shall be not located in the front yard and shall be completely screened <br />from eye-level view of public streets and public open spaces, by means of landscaping <br />which is at least 80% opaque within two years, or by a screen wall of the same materials <br />and colors as the principal building. <br /> <br />LANDSCAPING <br /> <br />I. All land area not occupied by buildings, parking, driveways, sidewalks, or other <br />hard surface shall be sodded, seeded with native grasses and forbes, or mulched and <br />landscaped with approved ground cover, flowers, shrubbery and trees. <br />, <br /> <br />2. At least ten percent (10%) of the total land area within the perimeter of private' <br />parking and driveway areas shall be landscaped (excluding natural land areas). All <br />undeveloped existing natural land areas are to be included within the 10% <br />requirement. <br /> <br />3. Parking lot landscaped islands shall be a minimum of one hundred fifty (150) <br />square feet in area and include at least one overstory or evergreen tree meeting the <br />requirements of this ordinance. The minimum width of the parking island shall be <br />7-1/2 feet measured from the backs of the curb. <br /> <br />4. Where parking abuts the site perimeter there shall be provided at least one overstory <br />tree per twenty-five (25) feet of site perimeter. <br /> <br />6 <br />
