<br />Notice <br /> <br />Notice was published in the Arden Hills/Shoreview Bulletin on Wednesday, January 19, 2005 '. <br />and notice was prepared by the City and mailed to residents within three-hundred fifty (350) feet <br />of the subject property. <br /> <br />Surrounding Properties <br /> <br />Several of the surrounding properties appear to be closer to the Front Yard setback than the 40 <br />foot standard. According to City records there have been 8 variances granted for properties on <br />Siems Court. These variances include a front setback variance for 3464 Siems Court which <br />appears to be 30 feet from the front property line. After checking the GIS system, staff would <br />estimate that 12 properties have closer front setbacks than the standard including 7 properties at <br />30 feet or less. <br /> <br />Site Overview <br /> <br />The applicant is requesting an II-foot variance from the Front Yard setback standard to allow for <br />the construction of an addition. The applicant has stated in their proposal that the steep hillside <br />on the eastern portion of the property would preclude an addition in that area. In addition, the <br />northern part of the property would not be an effective area for an addition due to the need to <br />relocate the garage and driveway.
