Thornton <br /> <br />Date: <br /> <br />January lO, 2005 <br /> <br />Re: <br /> <br />Application for Variance - 35l 0 Siems Court <br />Lots l4, l5 and l6, Block I, Arden Hills, Except the Easterly 95.00 feet thereof <br />as measured along the Southeasterly line of said Lot 14, <br />A.P.N. # 34-30-23-22-0047 <br /> <br />This statement is provided in support of the application for a variance by Debra and <br /> <br />William Thornton of35l 0 Siems Court, Arden Hills, in the above matter. The following key <br /> <br />points summarize the applicant's position and address the Hardship Criteria as set forth in Arden <br /> <br />Hills Zoning Ordinance (Section VII, 4): <br /> <br />1. The applicants' intent is to continue use the property as other properties in the area have <br />been used: that is, for a single family dwelling. The proposed variance is to permit the <br />expansion and remodeling of a portion of the West facing side of the existing home. The <br />requested variance is for a stepped expansion of the existing mudroom, kitchen, dining <br />room, front entry and bathrooms. The planned expansion would extend outward from the <br />existing house in a stepped fashion from five feet to a maximum of twelve feet in about <br />the middle of the house, for a distance of about sixty feet. The existing dwelling was <br />constructed in the early 50's and is situated in a North/South orientation across the 3 Lots <br />referenced above. Immediately at the eastern edge of the house is a sudden and severe <br />slope leading into the Eastern portions of the 3 Lots. The Eastern portions of the 3 Lots <br />were subdivided into a separate lot prior to the current applicants purchase ofthe home. <br /> <br />2. <br /> <br />The circumstances for which the variance is being requested are unique to the property. <br />Because of the sudden down slope immediately behind the house, it was necessary to <br />situate the house closer to the street than had the 3 Lots been composed of flat land. The <br />house cannot be expanded to the east because ofthe severe down slope in immediate <br />proximity to the Eastern side of the house. It is the unique character of the topography of <br />the 3 Lots that has dictated where the house was located and how the current planned <br />remodeling can be undertaken. <br />
