<br />e <br /> <br />e <br /> <br />. <br /> <br />M. SPECIAL REQUIREMENTS FOR THE GATEWAY BUSINESS (GB) <br />DISTRICT. <br /> <br />I. Procedure. The application and the administrative and review procedure established in Section 8 <br />Speciat Use Permits, and Appendix A, Procedural Manual, shall be followed for all devetopment <br />that involves new building construction, modification of a building's exterior, or modification of <br />the site. This provision is subject to any modifications or additions set forth in this Section. The <br />prescribed procedure may be modified by the City to allow planning flexibility and to encourage <br />cooperative dialogue between the applicant and the City. <br /> <br />2, Definitions of Terms Used Herein. <br /> <br />a, Galeway Business (GB) District, A district established specifically to provide a flexible <br />framework for the development of the area of the city generally located in the northeast <br />quadrant of the interchange at 1-694 and 1-35W, <br /> <br />b Mixed Use Project, A segment of the GB District that is controlled hy a single developer <br />entity, containing more than one type of use, and plalUled as a single development but may <br />be developed in more than a single stage. <br /> <br />c. Single Use Projee/. ^ segment of the GB District that is controlled by a single developer <br />entity and containing a single type of use, planned as a single development and <br />encompassing one or more parcels but may be developed in more than a single stage. <br /> <br />3, AUowable Uses. Development within the GB District will include uses that are specified on the <br />Land Usc Chart, Section V, E, for the GB District and stated purpose and the following <br />development criteria: <br /> <br />a. Office uses occupying not less than 25 percent, nor more than 50 percent of a project's total <br />tloor area. <br /> <br />h, The mix, relationship and intensity of uses and buildings will be compatible and <br />complementary both internally and with adjacent uses. <br /> <br />c. Retail or service businesses off~ringgoods; Ii1etchan~ise or personal services for sale <br />primarily to those employed in the GB District will be allowed to occupy no more than 15 <br />percent ofthe total floor area of the buildinginw)1ieh they ate located, Servieestations with <br />retail sales. and services and a'carwash shallbeexemvt.from this restriction-on the vercent <br />of total floor area that retail or service businesses mavocCuvV. <br /> <br />d. Multi-family residential use is limited to that area adjoining the public area surrounding <br />Round Lake and shall not exceed 15 percent of the total land area in the GB District <br />exclusive of Parcels 2, 3. 4 and 5 as identified in the NE I.694/1-35W Plan, Densities shall <br />not exceed those allowed in an R-4 Residential District. <br /> <br />e. Licensed day care facilities will be allowed either in a building containing other uses or in a <br />freestanding building. Freestanding day care facilities are not required to meet minimum <br />floor area or minimum lot area requirements otherwise required in the GB District <br /> <br />f <br /> <br />The use is in the best interest of the City and the GB District. The applicant shall <br />demonstrate to the satisfaction of the City that the proposed uses, lot sizes, height, use mix, <br />location and relationship with other existing and proposed uses are compatible and <br />complementary both internally and with adjacent uses, and meet the intent of the City as <br />expressed in the GB District purpose and the above criteria for allowable uses. <br />
