<br />; <br /> <br />While the elevations and renderings do show some signage, no signage has been proposed <br />with this application. Signage for this project would be processed through a Signage Permit . <br />and would need to be within the maximum allowed signage in Signage District 6 (Signage <br />Ordinance, Section 333.6, f) which allows for a maximum of 60 square feet of wall signage, <br />45 square feet of freestanding signage with a maximum height of 12 feet, and 6 square feet of <br />wall mounted auxiliary signage and 6 square feet of freestanding auxiliary signage both with <br />a maximum height of 6 feet. <br /> <br />It is quite possible that the additional auxiliary signage necessary to direct people to the used <br />oil and HHW site combined with any existing auxiliary signage would exceed the maximum <br />allowed under the Sign Ordinance and would therefore require a Sign Standard Adjustment. <br /> <br />There may be some merit for a sign standard adjustment for auxiliary signage due to the size <br />of the property, the location of the property, and the many potential users of the property. <br />Following is the section of the Sign Ordinance which discusses Sign Standard Adjustments: <br /> <br />(Ordinance 333, Section 333.11) <br />Sign Standard Adiustments. Adjustments to the requirements and standards for the height, <br />number, type, lighting, area, or location of a sign or signs established by this ordinance may be <br />approved through the Site Plan Review process if the following qualifying criteria of A ofB, and <br />the necessary criteria of C, are met: <br /> <br />A. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; Or <br /> <br />B. The sign adjustment will allow a sign of exceptional design or a style that will enhance . <br />the area or that is more consistent with the architecture and design of the site; And, after <br />finding positively on condition A or B above, <br /> <br />C. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br />zoning district in which the property is located. <br /> <br />The applicant should provide staff with the dimensions for existing auxiliary signage as well <br />as any proposed auxiliary signage lor the used oil and HHW site. <br /> <br />12. Special Use Permit Analysis - Finding Required <br /> <br />The Planning Commission and City Council approved the use of the property for a public <br />works facility in 2003.
