Under subsection 2 (6C2d2) <br />at about the middle of the third line after "...into the required side-yard corner..." <br />(setback) add the following language: "and/or front setbacks." Strike the <br />existing word "setback. .. <br /> <br />o Require Comer Lots to Choose Between Porches into the Side Yard Comer or <br />Front Yard and Not Both. Under subsection 2 (6C2d2) at the beginning of the <br />third line strike the word "front" and replace with "side-yard corner face." On <br />the fourth line near the end after "...side-yard comer lot line,..." add the following <br />language: "the porch shall be limited to either the side-yard corner <br />encroachment or the front porch encroachment and shall not be permitted to have <br />both a front side-yard corner and front porch encroachment," <br /> <br />3. Steps to Access A Porch. Staff has also included the following suggestion for amending <br />Ordinance #357, relating to steps to access a porch: <br /> <br />1. Steps to porches. Include the following language to allow steps to porches to be allowed <br />outside of the front porch exceptions (in Ordinance #357, under 6C2a at the end of that <br />section): <br />o "Steps, decks and ramps, leading to covered porches as described in Section <br />6C2d may extend (3) feet beyond the covered porch into the front or side setback <br />area, but in no case shall these encroachments be less than six (6) feet from any <br />lot line. " <br /> <br />Desirm Guidelines - Zoninf! Ordinance Appendix A per Resolution #05-29 (Attachment 6D-3) <br /> <br />3. Exterior Materials - Allowing Only Open-Air and Screen Porches. Consistent with <br />the Ordinance #357 alternatives, changes could be made to the design guidelines to create <br />only open-air and screen porches as permitted. In particular changes could be made to <br />the sections on Exterior Walls, Floors, and Ceilings. <br /> <br />o Exterior Walls. On the third line delete "operable windows" and "full lite "and <br />add the word "screen" before doors. Clarify that solid surfaces should include <br />railings and not partial walls. The resulting text would read as follows: "Exterior <br />Walls. The exterior walls are considered to be those exterior surfaces from the <br />floor line to the ceiling of the porch. This surface is to be at least 65 percent open <br />and 35 percent solid. The open surfaces are to be open air or occupied by <br />screens and/or screen doors. The solid surfaces are to be exterior materials that <br />are consistent or complementary in color, texture, and quality to those of the front <br />of the existing home. Solid surfaces may only include columns and spaced <br />railings; solid walls (even partial) are prohibited. " <br />1.
