<br />. <br /> <br />. <br /> <br />. <br /> <br />~ <br />~~HILLS <br /> <br />CITY OF ARDEN HILLS <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />ORDINANCE NO. 357 <br /> <br />AN ORDINANCE RELATING TO COVERED FRONT PORCHES AS PERMITTED <br />ENCROACHMENTS FOR SINGLE-FAMILY DETACHED DWELLINGS <br /> <br />THE ARDEN HILLS CITY COUNCIL ORDAINS THAT SECTION 6(C)2(a) OF ARDEN <br />HILLS ORDINANCE 291 IS AMENDED; AND SECTION 6(C)2(d) IS ADDED TO <br />ARDEN HILLS ORDINANCE 291 TO READ AS FOLLOWS: <br /> <br />Section 6(C)2(a), Parts of the Principal Structure. Features which are part of a principal <br />structure, including but not limited to eaves, cantilevered areas, cornices, eanopies, awnings, <br />balconies, fire escapes and chimneys, may extend three (3) feet into the required front, side, and <br />rear setbaeks but in no case shall these eneroachments be less than six (6) feet from any lot line. <br />Decks, uncovered porches, ramps, and steps may extend six (6) feet into the required front, side, <br />and rear setbacks but in no case shall these encroachments be less than six (6) feet from any lot <br />line. Required steps per the International Building Code shall be permitted eneroachments <br /> <br />Section 6(C)2( d). Covered Porches for Single-Familv Detached Dwellings. <br /> <br />1. In required single-family residential front yard setbacks, covered porches attached to the <br />prineipal structure may extend no more than 10 feet into the required front setback; <br />provided that; the porch is no closer than 30 feet from the front lot line (excluding <br />required steps per the International Building Code), the porch complies with the side yard <br />interior setbacks, the design of the porch is consistent with the City's Porch Design <br />Guidelines, and the porch has been approved by the Community Development Director <br />or Development Director's designee. The Community Development Director or <br />Development Director's designee must make the following findings to approve a porch <br />encroachment of up to 10 feet: <br /> <br />(a) The exterior materials of the proposed porch are consistent or complementary in <br />color, texture, and quality with those visible at the front of the dwelling; <br /> <br />(b) The roof of the proposed porch is properly proportioned to and integrated with the <br />roof of the dwelling and has no less than a 3112 slope; <br />
