The property, including the new fence, landscaping, & filling in the low lying areas of the <br />10" pedestrian way to be upgraded at homeowner expense, which will visually enhance <br />the corner property at the entrance to Amble Drive. <br /> <br />Note: It has become of more importance that the low area at the South end of the 10' <br />dedicated pedestrian way, and adjacent to the Sabot residence be filled in, They have <br />been given approval to add an additional driveway, which could have a storm water <br />impact to the adjacent property. The Arden Hills pedestrian way area should be brought <br />up to better meet the higher terrain of the Sabot property, <br /> <br />2. Helps to correct the legal building code setback problem of this property. <br /> <br />Homeowner Advantages: <br /> <br />L With the addition of the 10' pedestrian way to be officially part of my property, I will <br />only be 10' out of building code setback otfLexington Ave., instead of the present 20'. <br /> <br />2. Vacating the pedestrian way will help the resale of my home by appearance, lot size, and <br />that the property is fully owned by the homeowner, without limitations. <br /> <br />3. Improve privacy and help to reduce noise from Lexington Ave by better positioning a <br />new 6' privacy fence to be 4' otfthe sidewalk, and at grade level. <br /> <br />4.
