Commission Recommendation <br /> <br />Rccommendation and Conditions of Approval <br />At thcir Junc 1,2005 mccting thc Planning Commission reviewed Planning Case #05-13 and <br />unanimously recommendcd approval (7-0) ofthe Mastcr and Final Planncd Unit Dcvclopmcnt / <br />Spccial Usc Permit and Prcliminary Plat for the Holiday service station with conveniencc stylc <br />rctail and a car wash, after making a finding that the special use ofthe dwclling units will not <br />havc an advcrsc impact on thc surrounding propcrtics or on the community as a whole; subject to <br />thc following conditions: <br /> <br />1. Thc applicant shall submit rcviscd plans, rcsponsive to thc commcnts from thc Plan <br />Review Commcnts section of this rcport (I4A), for rcvicw and approval by thc City <br />Planncr, City Engincer, and City Building Official, prior to issuance of building pcrmits. <br />2. Thc applicant and their contractors shall work with thc City Planncr and City Forester to <br />savc as many cxisting (and healthy) trecs as possiblc in thc arcas dcsignatcd as landscapc <br />space. <br />3. Rcviscd plans showing additiona] scrccning, prcfcrably in thc form of conifcrous trccs, <br />along thc north and southeast sidcs of the propcrty to mcct the screcning requirement of <br />60% opacity. <br />4.
