<br />. <br /> <br />. <br /> <br />. <br /> <br />Arden Hills Planning Commission, <br /> <br />I'm requesting a variance on the 10 ft. limit on placement of a <br />garage near the property line. The present garage is in serious <br />disrepair and must be replaced. Currently, it is 5 ft. from the <br />property line as can be seen on the survey. I would like to site a <br />new 16 ft. wide by 26 ft. deep garage, 5 ft. from the property line. <br /> <br />At this point I would like to address the conditions of the <br />property that support my request: <br />#1) The property is unique in that there are many mature trees <br />and gardens on the property. At least one of the trees could <br />threaten the structure if it is sited to closely to it and possibly <br />jeapordize the tree itself. If the variance is not granted, then the <br />garage corner closest to this tree would be approx. 22 ft. away. <br />The tree's canopy is approx. 42 ft. in diameter, so the tree limbs <br />would come within a foot of the garage and the root system may <br />be disturbed by the concrete slab for the garage. Also, one <br />mature garden bed would be 7 ft. the side of the garage. <br />#2) The granting of the variance is in keeping with the spirit of <br />the City's Zoning Code as the placement of the new garage will <br />not adversly affect the neighboring property because there are <br />no existing structures in close proximity to it. Also, the <br />livability and appearance of my property would be enhanced. <br />#3) It would be difficult to reasonably use the property without <br />the variance. The rooms at the back of the house are quite <br />small, therefore, I'm planning on adding a small extension to <br />make them more liveable for myself and any future families. <br />Siting the garage without the variance would crowd it to the <br />house. <br />#4) The hardship was not created by anything the family has <br />done. The backyard is only 65 ft. wide, siting a new 16 ft. wide <br />garage 10 ft. into the property would visually cut the yard in half. <br />#5) The variance will not alter the character of the <br />neighborhood. In fact, the variance I'm requesting would <br />actually be in keeping with the character of the neighborhood as <br />many of the garages rest well within the 10 ft. requirement. <br /> <br />This home has been in my family since 1951, so I'm very familiar <br />
