The air handlers will help bring the building into compliance with the Building <br />Code. <br /> <br />Resident Comments <br /> <br />Staff has not received any letters, e-mails, or telephone calls from property owners or occupants <br />in regard to this planning case. <br /> <br />Staff Recommendation <br /> <br />In Planning Case #06-003 staff recommends approval of the Special Use Permit Amendment <br />subject to the following conditions: <br /> <br />1. The applicant shall continue to abide by the conditions of approval listed in Special Use <br />Pcrmit #96-12, 97-23, 00-40, 01-08, 02-33, and any other approved permits. (Permits 01- <br />12a and 01-12b have expired and do not apply,) <br />2. The applicant shall be required to obtain all necessary building permits before <br />construction begins, <br />3. The appropriate building permits for the air handlers shall be obtained within one year <br />and construction shall be completed within two years or this permit shall expire. The <br />Council may extend the expiration date of this approval upon written application of the <br />applicant. <br />4. The fencing shall be install cd as proposed immediately after installation of the air <br />handling units. <br />5. Any trees that have died since the initial development of the site must be replaced per <br />1311dscape plans approved by staff no later than June 1,2006. <br />6. The applicant shall be required to submit a noise mitigation plan in the future if the City <br />receives complaints regarding noise generated by the unit and said complaints are <br />validated by City Staff. <br />7. Should the off-site parking that Celestica's employees are currently using become <br />unavailable or inadequate, Celestica shall reapply for a special use permit amendment to <br />expand parking similar in nature to Planning Case 0l-12a and 01-12b. These <br />applications shall require City revicw under the standard review process for a special use <br />permit amendment. <br />8. Thc air handling units shall be installed in accordance with the plans submitted.
