Proposed <br />Lot A is comparable to the size of the surrounding lots and propos cd Lots Band Care <br />slightly larger than avcrage when compared to adjacent lots. None of the lots will requirc <br />a variance for construction purposes. <br /> <br />The existing structure on proposed Lot B meets all setback requirements of the R-I Zone <br />without the need for a variance. <br /> <br />Proposed Lot A and Lot B will have access to a public road via Valentine Court. <br />Proposed Lot C will continue to use an access to Old US Highway 10. The applicant has <br />submitted a letter from Ramsey County Department of Public Works indicating that <br />Parcel C can continue to access Old US Highway 10 but will need to acquire a right-of- <br />way permit prior to the construct or modification ofthe entrance. <br /> <br />2. Subdivision Ordinance - Meets Requirement with proposed conditions <br /> <br />Section 1150.04 ofthe City Code lists the requirements for suhdividing and/or <br />consolidating previously platted property. Requirements that must be evaluated listed <br />under Section 1150.04 include <br />1. Survey: A survey showing the existing and proposed lots, <br />2. Zoning Compliance: The parcels or tracts resulting from the division or <br />consolidation, as depicted in the surveyor registered land survey, shall not have an <br />area, dimensions or setbacks which are less than the minimum requirements <br />specified for the zoning district in which the parcels or tracts are located in the <br />zoning ordinance. <br />3.
