The western parcel with the existing dwelling is proposed to be <br />approximately 1 00'xI82' with a total area of 18,237 square feet and a vacant eastern parcel that <br />would be approximately 95'xI82' with a total area of 17,280 square feel. <br /> <br />The existing dwelling currently crosses the proposed boundary linc between the two lots. The <br />applicant plans to remove a room from the cxisting dwelling and has requcsted a variance to <br />allow the rest of the structure to remain. Once the room is removed, the existing structure would <br />be approximately four feet from the new property line; however, the side sethack in thc R-l zone <br />is a minimum often feet. To help mitigate the encroachmcnt on the side setback, the applicant is <br />proposing a 21 foot drainage and utility easement on the eastcrn lot to keep any new structures at <br />least 21 feet trom the new property linc. When combined with the four foot side setback, there <br />would he a total of 25 feet hetween the existing structure and any future structure built on the <br />proposed eastern lot. The easement, according to thc applicant, would still allow landscaping, <br />fencing, a driveway, and/or retaining walls to be placed within that 21 foot wide area. <br /> <br />The applicant has submitted a letter explaining the reason for the variance rcquest.
