The applicant is also <br />requesting a variance to allow thc existing structure on the property to remain, which would <br />cncroach on the side yard setback of the new property line between the proposed lots. <br /> <br />The variance application is contingent upon approval of the minor subdivision application. <br /> <br />Background <br /> <br />1. Overview of Request <br /> <br />The applicant owns a .82 acre parcel at 1401 Skilcs Lane and proposes to subdivide the <br />property into two residential propcrtics. The western parcel with the existing dwelling is <br />proposed to be approximately 100'xI82' with a total area of 18,237 square feet and a vacant <br />eastern parcel that would be approximately 95 'xI82' with a total area of 17,280 square feet. <br /> <br />The existing dwelling currently crosses the proposed boundary line between the two lots. <br />The applicant plans to remove a room from the existing dwelling and has requested a <br />variance to allow the rest ofthe structure to remain, Once the room is rcmovcd, the structure <br />would be approximately four feet from the new propcrty line. The side setback in the R-1 <br />zone is a minimum often feet. To help mitigate the cncroachmcnt on the side sethack, the <br />applicant is proposing a 21 foot drainage and utility easement on the eastern lot to keep any <br />new structures at least 21 feet from the new property line.
