The proposed new eastern lot would <br />be able to have a structure that meets all required setbacks. <br /> <br />The existing dwelling does encroach on the 40 foot front yard setback by approximately <br />eight feet. Any future additions to this structure would he required to meet all setbacks. <br /> <br />2. Subdivision Ordinance - Meets requirement with proposed conditions <br /> <br />Section 1 150.04 of the City Code lists the requirements for subdividing previously platted <br />property.
