..

'"

.

I'

I.

Gary Findell
Susan Heegaard
1401 Skiles Lane
Arden Hills, MN

February 20,2006

Mr. James Lenhoff
Planner, City of Arden Hills
Arden Hills, MN

Dear Mr. Lenhoff,

We respectfully request that the Arden Hills City Council review and approve a Minor
Subdivision and Variance request tor 140 I Skiles Lane. The application for the minor
subdivision and variance was brought before the Planning Commission on February 1,
2006 and the Commission voted to recommend denying the request. We teel the
Planning Commission erred in their recommendation because they did not have all of the
information they needed to make an informed decision regarding our request. We bear
much of the responsibility for that. Had we provided the Commission the same
information we are providing now, they may have reached a different conclusion. Our
reasons for feeling the Commission erred in their recommendation are laid out below.

We recognize that this is an unusual request and that we are asking a lot ofthe Council to
approve our application. If the Council is not willing to approve our application, we
request that the matter be tabled by the Council and be referred back to the Planning
Commission. If this happens, we will be modifying our request and will request only a
Minor Subdivision. In this event, the entire house will be moved to the east side of the
lot so that all setback requirements are met. We believe that this option, while feasible,
will have a greater impact on the property for us and for the neighborhood than the option
ofleaving the house where it is with a variance.

In hind site, while we sent a letter describing our plans, we should have consulted our
neighbors in person before coming to the Commission with our plans. We both work full
time and have two small children and we just ran out of time. We talked to neighbors
after the hearing and will be talking to them betore the City Council meeting on the 27th.
and hope to have their support for our plans.

(Note - "neighborhood" and "subdivision" are used interchangeably below to describe
the area bounded by houses on Arden Place, Glenarden Road, Glenarden Court and the
east side of Old Snelling.)

A. Minor Subdivision and Variance request description.

Page 1 of 6 - 140 I Skiles Lane
