<br />. <br /> <br />west and will be about 50' away from the existing house to the east. The existing <br />house will be about 30' away from the new house to the east. <br /> <br />Drawing 2 shows the current layout of lots on the block with approximate <br />locations of structures. Red dots indicate sideyards where the houses are closer <br />together than the average sideyards ofthe subdivided lots. Blue dots indicate <br />sideyards where the houses are further apart than the average sideyards of the <br />subdivided lots. There are 41 (63%) houses closer together than the subdivided <br />lots and adjacent houses and 24 (37%) houses further apart. <br /> <br />Drawing 4 shows the spacing of the new houses. The new subdivided houses will <br />be further apart from each other and from the houses to the east and west than any <br />of the other houses on Skiles, except for the area between 1370 and 1386 Skiles. <br /> <br />In summary, the spacing of the houses on the new subdivided lots between each <br />other and between adjacent houses will be greater than the spacing of the majority <br />of houses in the rest of the neighborhood. <br /> <br />4. Building Massing - In the neighborhood, there is a mix of 1 story rambler style <br />homes and 1 Y2 or 2 story homes. The rambler style is the more prevalent of the <br />two, but some ofthem are being converted to I Y2 or 2 story homes (1385 Forest <br />Lane for example). The new home built on the newly created lot will be similar <br />to the house shown on Drawing 6 though it will have a garage attached to the west <br />(left) side. The house will be 1 Y2 stories (the 2nd story footprint will be <br />significantly smaller than the I" floor footprint) and will meet all ofthe required <br />setbacks. <br /> <br />5. Landscaping/Trees - The issue of the existing trees on the property and the <br />desire to preserve them was probably the item most discussed by neighbors at the <br />Planning Commission hearing on February 1. A number of neighbors commented <br />on how much they enjoyed the large trees and how they would like to see them <br />preserved. One of the things that most attracted us to the neighborhood was the <br />number of large trees in the neighborhood and particularly on this lot. I am a <br />landscape architect, and was particularly attracted to the mix of fairly mature oak, <br />pine and maple trees. It was our desire to preserve as many of these trees as <br />possible that originally led us to seek a variance that would allow the existing <br />house to remain where it is <br /> <br />~ <br /> <br />C. Reasons for City Council to approve the Subdivision and the <br />Variance <br /> <br />Ie <br /> <br />Regarding the subdivision request, as noted in the Plan Evaluation (findings of fact) <br />section ofthe Planning staff report, the proposed subdivision plan meets all of the <br />requirements (with the exception of the setback requirement just to the east of the <br />existing building) of Section 1150.04 of the City Code for subdivision of previously <br />platted property. <br /> <br />As shown above, the size and width of the new lots will be very close to the average lot <br />size and width in the subdivision - the lot width will be slightly larger than average and <br />the lot size will be slightly less than average.
