<br />. <br /> <br />,....., <br />I.L.. <br />~ <br /> <br />e <br /> <br />ARDEN HILLS PLANNING COMMlSSlON -SEPTEMBER 6, 2006 <br /> <br />2 <br /> <br />A. <br /> <br />PLANNING CASE 06-025 - SITE PLAN REVIEW, AMT INC., 1300 GREY FOX <br />ROAD <br /> <br />Mr. LelmholT stated the applicants were requesting a site plan review to add 36 parking <br />stalls to the property at 1300 Grey Fox Road. Staffrecommended approval based on the <br />following conditions: <br /> <br />1. The project shall be completed in accordance with the plans submitted. Any <br />signi ficant changes to these plans, as determined by the City Planner, shall <br />require review and approval by the Planning Commission. <br />2. The applicant shall obtain and submit a copy to the City all necessary permits <br />from Ricc Creek Watershed before a building permit is issued and before <br />constmction begins. <br />3. All of the parking stalls shall be striped. <br />4. Any damaged parking blocks shall be replaced in all parking areas. <br />5. The trees along Grcy Fox Road shall be retained. <br />6. If feasible, the trees in the median that will be removed shall be relocated to <br />another portion of the property. <br />7. The applicant shall comply with the memo from the City Engineer dated August <br />28, 2006. <br />8. The applicant shall provide at least three ADA accessible parking stalls that are <br />subjcct to review and approval by the Building Official. <br /> <br />Commissioner Zimmerman asked if the parking agreement was a signcd agrecment. Mr. <br />Lelmhoff rcsponded there was a signed agreement. <br /> <br />Commissioner McClung askcd right now how much were they deficient in parking. Mr. <br />Lehnhoff responded they were deficient by approximately 20 spots. He indicatcd if this <br />was approved, thcy would have sufficient parking. <br /> <br />Commissioncr Larson asked if the new parking would have curb and gutter. Mr. <br />Lelmhoff rcplied the existing parking did not have curb and gutter and the new parking <br />would also not have curb and gutter. <br /> <br />Commissioner Larson askcd if there would be any drainage issues onto Grey Fox Road. <br />Ms. Giga respondcd there should not be any drainage problems as therc were catch basins <br />near by with sufficient capacity to accommodatc thc slight increase in runoff from this <br />proj ect. <br /> <br />Commissioner McClung moved, seconded hy Commissioner Zimmennan to recommcnd <br />approval of Planning Case No. 06-025, Site Plan Review, AMT Inc., 1300 Grey Fox <br />Road subject to the eight conditions as outlined in staff's August 29, 2006 report. <br /> <br />Commissioner Zimmennan stated hc believed for the future it would be pmdent for the <br />City to push for curb and guttcr and upgrade them to City standards, but he was not in <br />opposition to this request. <br /> <br />The motion carried unanimously (5-0). <br /> <br />DRAFT <br />
