~.
~~HILLS

.

April 8, 2003

Josephine Hills Association
Marjorie A. Alexander
3238 N. Hamline Avenue
Arden Hills, MN 55112

Dear Mrs. Alexander:

In your Assessment Objection Form from the 2003 PMP Assessment Hearing, you stated that:

. The Assessment Role overstates the front footage owned by the Association.

. The property cannot be developed.

. The assessment exceeds the benefit to the property.

Based on the plat information provided by the association, we agree that the frontage abutting
Ingerson Court should be reduced to 96 feet. Using the assessment rate of$47.00 at 96 feet, the .
assessment will change to $4,512.00.

Included is an exhibit showing that the lot can be developed for a single family home.

We believe the adjusted assessment amowlt is commensurate to the benefit of the property, as
Ingerson Court is the only access to the property.

Your objection has been reviewed by Arden Hills City Staff and recommended for change.

If you disagree with the recommendation, you will be given a chance to address the City Council
at the 2003 Pavement Management Program Assessment Hearing on Monday, April 14,2003.

For any other questions, please feel free to contact me at either of the following: E-mail:
tom.moore.(a!ci.arden-hills.nUl.us Fax: 651.634.5137, or at City Hall: 651.634.5133.

Sincerely,

Thomas J.
