<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION - MAY 3, 2006 <br /> <br />4 <br /> <br />Commissioner Modesette asked if the retaining wall would remain, or would it be rebuilt <br />ML Lehnoff stated he believed the existing wall would remain, but applicant was here to <br />respond to this question specifically, <br /> <br />Commissioner Modesette asked if the City Engineer had looked at the pond to ensure it <br />had enough capacity for the additional runoff from this proposed development ML <br />Lehnhoff responded the City Engineer had reviewed the drainage plan, He indicated the <br />Rice Creek Watershed District would need to approve of this also, <br /> <br />Commissioner Modesette stated at the time of voting, she would abstain because she <br />resided in this neighborhood, <br /> <br />Vice Chair Zimmerman opened the public hearing at 7: 17 p,m, <br /> <br />Vice Chair Zimmerman invited anyone for or against the request to come fOlWard and <br />make comment <br /> <br />An email received by James LehnolT from Betty Henneberg, 2037 Thom Court, dated <br />May I, 2006, "Dear Sir: I am writing to you in regard to the public hearing to decide <br />Preliminary Plat & Variance to re-plat Lots 17 and 18 Rohleder's Home and Garden <br />Acres, I am a homeowner affected by this proposed re-plat and unable to attend this <br />hearing because of my work schedu!c, I am opposed to this re-plating as this would <br />affect the wetland and wildlife area that this property is next to, if not part of it The <br />added traffic that seems to be happening in our once quiet little neighborhood is changing <br />way to fast and I am concerned about the safety of mine as wcll as the other young <br />children in the neighborhood, Thank you." <br /> <br />Phil Littlefield, 6204 Orleans Lane, Maple Grove, applicant, was present for questions. <br /> <br />Vice Chair Zimmerman inquired about the differing lot sizes, ML Littlefield responded <br />one lot had an existing structure which would remain and the other three lots would have <br />walk out style homes, He noted Lot 3 was coming off of Lot 4 and Lots land 2 were <br />trom the existing lot 3695 New Brighton Road lot, <br /> <br />Commissioner Bezdicek inquired how much room was needed for a cul-de-sac' ML <br />Littlefield explained the reason there was not enough room to put in a cul-de-sac and that <br />two ofthe lots would be eliminated if a cul-de-sac was added. <br /> <br />Chair Modcsette asked how the private drive maintenance would be addressed, Me <br />Littlefield responded they were setting up a homeowner's association which would be <br />responsible for the maintenance of the driveway, <br /> <br />Commissioner Modesctte asked if ML Littlefield had spoken with any of the neighbors <br />regarding this project Me Littlefield responded he had not. <br /> <br />~)RAFT <br />
