<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION - JULY 12, 2006 <br /> <br />3 <br /> <br />B. <br /> <br />PLANNING CASE 06-020: SITE PLAN REVIEW, CITY INSULATION 01" <br />MADISON; 3755 DUNLAP A VENUE <br /> <br />Mr. Lehnhoff stated the applicant was requesting a Site Plan Review to modify the <br />extcrior of the existing building at 3755 Dunlap Avcnuc in the B-4 Zone to add four <br />loading docks to thc south side of the building. Staff recommended approval of the Site <br />Plan Rcvicw subject to the subject to the following conditions: <br /> <br />I. The projcct shall be completed in accordance with the plans submitted. Any <br />significant changes to these plans, as determined by thc City Planner, shall <br />rcquire review and approval by the Planning Commission. <br />2. The applicant shall obtain the nccessary building pem1its before beginning <br />any modifications to the exterior of the structure. <br /> <br />Allhough the applicant is only proposing to add thc four loading bays, the rust stained <br />walls, visible dumpsters, and brokcn lighting detract from the appearance of the site. <br />ThcrcJ()Te, these additional conditions are proposed to further enhancc the site: <br /> <br />3. <br /> <br />Any matcrials stored outside ofthe building shall be removed or placed inside <br />of thc building. No outdoor storage shall bc permitted, <br />The dumpsters shall be movcd to the rear of the property and screened from <br />thc public right-of-way. <br />Any damaged outdoor lighting shall be repaired or replaced. <br />The exterior of thc building shall be washed and/or painted to remove rust <br />stains, to rcpair any damage that may bc caused during construction activitics, <br />and to fix any other pealing area. If the building is painted a nc\v co1or, the <br />paint shall be compatible with the brick on the office area of the building and <br />other buildings in the B-4 Zone. <br /> <br />4. <br /> <br />5. <br />6. <br /> <br />Commissioner McClung asked if with thc addition of the bays, would the City see less <br />trucks parked in the area. Mr. Lehnhoff responded he believed that was part of the <br />purpose of adding the additional bays. The primary reason was to havc a more efficient <br />operation and make it easier to access the warehouse portion ofthe building. <br /> <br />Commissioner Larson stated that conditions 3-6 were excellent conditions and he was <br />pleased to scc them in the report. Those conditions will help upgradc the look of the site. <br /> <br />Commissioner Modesette agreed the conditions were warrantcd. She indicated tbe metal <br />brackets on the outside of thc building wcre rusty and if thcy were painted, she believed <br />they would continue to rust. Shc asked if these were outdated, would they stay, or would <br />they be removed. <br /> <br />Keith GleIm, Penhall Company on bchalf of the applicant, stated thc brackets would be <br />removed and all holes would bc patched. <br /> <br />DRAFT <br />
