<br />p <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />~ <br />~~HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />August 16,2006 <br /> <br />CC Agenda Item 7.A <br /> <br />TO: Mayor & City Council <br /> <br />FROM: James Lehnhoff, City Planner <br /> <br />SUBJECT: PC # 06-024 <br />Boston Scientific (formerly Guidant) <br />4100 N Hamline Avenue <br />Master Planned Unit Development (PUD) 7''' Amendment and <br />Site Plan Review Addition to Building N <br /> <br />Back21"Ound <br /> <br />The applicant is requesting a Master Plan PUD (7'") Amendment and Site Plan Review (0 <br />construct a 10,225 square foot addition to Building N, which is located in the northwestern <br />portion ofthc Boston Scientific campus. The building was purchased just before the Master Plan <br />was approved in 2002, and the Master Plan does not reflect the proposed addition in this <br />application, which is the reason for the PUD Amendment. <br /> <br />According to the applicant, the addition will be used to integrate a new product component into <br />an existing manufacturing process and approximately ten employees would be added to Building <br />N with this addition. The applicant has submitted a landscaping plan. No parking stalls would <br />be removed or added with this proposal; however, the applicant has indicated that there is <br />sufficient parking space on the campus and a proof of parking has been submitted. <br /> <br />The proposal in this application would be the second addition to Building N. A 38,000 square <br />foot addition was approved in 2003. The Plalming Case report reviews all of the additions and <br />amendments to the Master Plan and to the campus since 2002. <br /> <br />Recommendation <br /> <br />The Planning Commission reviewed Planning Case 06-024 and unanimously recommends <br />approval of the Planned Unit Development Amendmcnt and Site Plan Review based on the <br />submitted plans and a finding that the proposal will not have negative impact on the <br />neighborhood or City if the following thirteen conditions are includcd: <br /> <br />\IMetro-inef_lIslardenhills'Planning'Pjonning Cascs\2006106-024 Bostoll S.ciemific PUD Amendment & Sire Plnn ReviCl\!
