Building in <br />existing communities also protects undeveloped land. <br /> <br />Provide a variety of transportation <br />options: Making it easy for people tn walk, bike, <br />or take transit can reduce traffic congestion and air <br />pollution. People who cannot or choose not to drive, <br />including children, seniors, and disabled persons, <br />have more freedom when they can get around easily <br />without depending on someone to drive them. <br /> <br />Make development decisions predict- <br /> <br />able, fair, and cost effective: One ofthe best <br /> <br />ways to get private-sector support for a community's <br />vision is to create certainty and predictability in <br />where and how the community will develop_ <br /> <br />Encourage community and stakeholder <br />collaboration in development decisions: <br /> <br />Give everyone with a stake in the community a seat at <br />the table. Development decisions should be open and <br />fair, with public involvement to ensure that the commu- <br />nity's needs are met. <br /> <br /> <br />Incorporating many or all ohhese principles will <br /> <br />help ensure a plan thet is fa!r, is likelV to succeed eco- <br /> <br />nomically, and enjoys broad public support.
