<br /> <br />A new neighborhood planned for the former Myrtle Beach Air Force Base. <br /> <br />. <br /> <br />Several military base reuse projects have explicitly <br />used smart growth techniques to plan redevelopment. <br />The former Lowry Air Force Base outside of Denver is <br />now a ftourishing community that preserves its military <br />history and honors its heritage as a training center with <br />several educational institutions. II also has homes, <br /> <br />shops, offices, and parks, all of which are welcome <br />additions to the surrounding neighborhoods. Orlando's <br />former Navill Training Center has become Baldwin <br />Park, an award-winning neighborhood that truly feels <br />like a community, with new, much-needed homes, eCD-- <br />fogically important hnbitat, shopping, and offices-all <br />just 2 miles from downtown Orlando. The transforma- <br />tion of the former Naval Training Center into Liberty <br />Station reopened the San Diego Bay waterfront to the <br />public for the first time in more than 80 years, and it <br />preserved beautiful historic buildings while adding new <br />houses, offices, stores, and arts facilities. This guide- <br />book describes the smart growth techniques used in <br />these and other successful base redevelopments to <br />help communities with newly closed or partially closed <br />bases chart a vibrant, new future_ <br /> <br />. <br /> <br />How can this <br />guidebook help <br />your community? <br /> <br />Many other documents describe the steps <br />that a community should take to develop and <br />implement a reuse plan for a closing military <br />base. A list of those resources appears in the <br />appendix. This guidebook, by contrast, pro- <br />vides infonnation on smart growth principles <br />that communities can use to develop a vision <br />of how a redeveloped base can enhance their <br />neighborhoods, economy, and environment. <br />It offers ideas for communities to weave this <br />vision into the redevelopment process to cre- <br />ate a reuse plan that is fair and economically <br />successful, provides people with choices, and <br />enjoys broad public support. <br /> <br />111111 <br /> <br />3 <br />
