<br />. <br /> <br />~ <br />~~HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />October 5, 2006 <br /> <br />CC Agenda llem 7.C <br /> <br />TO: <br /> <br />Mayor & City Council <br /> <br />James Lebnhoff, City Plarrne~ <br /> <br />PC #06-030 <br />Variance <br />Brad & Sarah Lis <br />1548 Arden Place <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Background <br /> <br />The applicant is requesting two variances for 1548 Arden Place, which is located in the <br />Ridgewood neighborhood on the northeastern comer of Lake Johanna, The first variance request <br />is to permit the property to have two access points to Arden Place, and the second variance <br />request is to permit the driveway to be a crushed rock surface instead of an improved surface. <br />. The requests are not contingent upon each other. <br /> <br />An older dwelling was demolished to build the current dwelling in 2002, The building pennit is <br />not yet closed due to a few open issues that the Building Official is working to resolve with the <br />property owner. Although the approved building plan included one driveway access to Arden <br />Place, a second access point to Arden Place was constructed after the building approval, which <br />created a circular driveway. While the applicant was unaware of the restriction of one access <br />point per residential property, a variance is required for the second access point to remain. <br /> <br />Additionally, the existing driveway is composed of a crushed rock surface. The Zoning <br />Ordinance requires driveways for redeveloped lots to be an improved surface of asphalt, <br />concrete, pavers, or other similar material. <br /> <br />The applicant has submitted a statement explaining the reasons for the variance requests <br />(Attachment 3A-I of the Plarrning Commission report).
