The proposed campus is a 93-acre site located bet\-vccn Hamline and Lexington .-\venues) <br />approximate!;' t\\'o miles west of the ]-35\\' /'1-694 interchange. The AU:\R addresses potential cumulative social, economic <br />and environmental impacts and infrastructure needs related to the deyelopment of the Guidant Campus over the next 18 <br />Years. <br /> <br />Key components of the ,'\lI:\R anal;-sis included completing air quality studies and detailed noise 'ituclies (including noise <br />monitoring and modeling) 10 Jodress traffic noise impacts on residents adjacent to the proposed dcvelopment. Storm\vater <br />runoff and \,vater (lua!ity impacts were also analyzed and mitigation identified. An extensive analysis of existing and <br />future traffic volumes \vas also completed due to the sile's proximity to major road"\'v'a}'s that are already experiencing <br />tratlic operation problems.
