<br />. <br /> <br />. <br /> <br />. <br /> <br />~ <br />/]'\~ HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />October 4, 2006 <br /> <br />CC Agenda Item 7.A <br /> <br />TO: <br /> <br />Mayor & City Council j r <br />James Lehnhoff, City Plann~ <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />PC #: 06-028 <br />Site Plan Review - Tabled <br />Hien Ngo & Nguyet Ky <br />3433 Lake Johanna Blvd <br /> <br />Update <br /> <br />At the end of July 2006, 3433 Lake Johanna Blvd was clear-cut, which was in violation of the <br />City's Shoreland Ordinance, The property is located on the western side of Lake Johmma and <br />has frontage on Lake Johmma Blvd and Fairview Avenue, Since the City docs not have a <br />specific policy on resolving clear-cutting violations, the property owners have volunteered to <br />have their re-landscaping plan reviewed through the site plan review process and be subject to <br />the conditions imposed by the site plan review process, Generally, a residential property is not <br />subject to a landscaping review, <br /> <br />The Planning Commission reviewed the rc-Iandscaping plan and unmlimously voted to table the <br />application at their October 4,2006, meeting. While the landscaping plan is moving in the right <br />direction, the Commission tabled the application in order to obtain additional information <br />regarding the shoreland restoration, the storm water pipe and easement along the northern edge of <br />the property, clarifying the duration of the financial surety, and the trees near the western edge of <br />the property, If the applicant can submit revised plans in time for the next Plmming Commission <br />meeting, the site plan review will appear on the November I, 2006, Planning Commission <br />agenda, <br /> <br />For your information, the report to the Planning Commission is attached, No action is required <br />from the City Council at this time. <br /> <br />Deadline for Al!encv Actions <br /> <br />The City of Arden Hills received the completed application for this request on September 12, <br />2006, Pursumlt to Minnesota State Statue, the City must act on this request by November 12, <br />2006 (60 days), unless the city provides the petitioner with written reasons for and additional 60 <br />\'iMelro-inct_lIs'.ardenhills'IP/rmnifJgIPlanlling Cases';2006W6-028 Ngo Site Plall Review (Pt.ND/NG)i/00306 - CC Report - Ng,o sile plan <br />review.noc <br /> <br />Page I of2 <br />
