<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION -OCTOBER 4, 2006 <br /> <br />9 <br /> <br />B. <br /> <br />PLANNING CASE 06-029: FINAL PLAT, ROYAL OAKS REALTY, 1440-1450 <br />WEST HIGHWAY 96 <br /> <br />City Planner Lehnhoff presented the final plat for the Arden Hills Office Park, formerly <br />City HallIPublic Works Facility to the Planning Commission, <br /> <br />He indicated the Final Plat was in conformance with the requirements of the PUD and <br />Preliminary Plat Approval and with the requirements of the City's Subdivision <br />Ordinance. Therefore, in Planning Case 06-029, staff recommends approval of the Final <br />Plat subject to the following six conditions: <br /> <br />L The applicant shall continue to be subject to all of the conditions Jor the PUD as <br />approved in Planning Case 06-023. <br />2, The developer shall file the Final Plat with the Ramsey County Recorder and provide <br />the City with a recorded copy within sixty days of approval. <br />3. The applicant shall pay a park dedication fee of $40,000 as required in the purchase <br />agreement. <br />4. The developer shall enter into a Development Agreement within the City, which must <br />be executed prior to the release of the Final Plat and be subject to review by the City <br />Attorney. <br />5. Signing of the Final Plat shall be subject to approval of the bylaws by the City <br />Attorney, <br />6. The applicant shall submit the approved permit(s) from the Rice Creek Watershed <br />District prior to filing the Final Plat. <br /> <br />Commissioner Zimmerman asked if the $40,000 park dedication fee was in addition to <br />the purchase price, Mr. Lehnhoffresponded it was. <br /> <br />Commissioner Zimmennan asked if the daycare center had been notified about the <br />change in the left turn. Mr. Lehnhoff responded they had been sent the public notices, <br />but we can attempt another communication since we have not heard from them, <br /> <br />Commissioner Zimmerman stated he believed it would be good business to inform the <br />daycare center personally of this change. <br /> <br />Commissioner Larson stated something needed to be done to enforce the "No Turn on <br />Red" sign on Highway 96 and Hamline Avenue, He stated if it was not going to be <br />enforced, it should be taken down, <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Thompson, to approve <br />Planning Case No, 06-029, Final Plat, Royal Oaks Realty, 1440-1450 West Highway 96 <br />subject to the six conditions as noted in staffs September 20,2006, report. <br /> <br />The motion carried (5-1) (Commissioner McClung opposed). <br />
