The maximum encroachments listed in the chart above <br /> would not be increased if the variance is approved. <br /> Structure lIeight <br /> The existing strueture is a one story dwelling that is well below the thiliy-five foot maximum <br /> height for a rcsidcntial structure. Although the applicants could construct a second floor ovcr <br /> portions of the home without a variance, that may not be practical due to the structure's <br /> encroachmcnt on sctbacks on all four sides. For the second floor to encroach on any of the <br /> i()ur sides, a variance would still be needed. Since portions of the structnre are within the <br /> Lake Johanna, western side, front, and drainagc ditch setbacks, constructing a second story <br /> outside of the four setbacks would probably not be visually appealing.
