<br /> Since the College is located in the R-l Zone, the side setback is a total of twenty-five (25)
<br /> feet with a minimum of ten (10) feet on one side, Given the size of the property, there are
<br /> not any side yard encroachment issues. However, the use of the property is dilTerent than the
<br /> adjacent residential areas and a greater side setback for structures and roads may be
<br /> warranted. For example. a ten (10) foot setback along the eastern side of the property may
<br /> be insufficient Cor the main campus road if it is relocated as proposed, A side setback of
<br /> f0l1y (40) or more feet would provide significantly more room for visual screening and sound
<br /> buffering to separate the neighboring residential uses from the College.

<br /> proposed buildings and impervious surface, the landscaped area of the entire campus would
<br /> decrease [rom eighty (80) percent of the lot area to seventy-six (76) percent of the lot area.
<br /> The R-I Zone nom1ally requires at least sixty-five (65) percent of the property to be
<br /> landscaped. Landscaped area includes all land not covered by a building or other imperviolls
<br /> surface. The imperviolls area did not increase as much as one would expect with this
<br /> proposal becallsc the Plan includes a new parking garage, \vhich reduces the need for surface
<br /> parking lots, and portions of new buildings arc proposed to be constructed over existing
