Subdivision Design Componcnt. In the cvent thc development tract is to <br /> be subdividcd, the developer shall submit a subdivision design component; <br /> otherwise, such component shall not be rcquired. A subdivision shall <br /> contain a dcscriptive statcment of the principles governing the proposcd <br /> subdivision of land, including lot design for various proposed land uses. <br /> This component will include all of the documentation nccessary for <br /> preliminary plat approval as f()Und in the Subdivision Ordinance of the <br /> City of Ardcn Hills, unless waived by thc Planning Commission or <br /> CounciL This componcnt shall be in sutlicient detail so that it can serve <br /> as the basis for detennining the conformity of any site plan to the Master <br /> Plan. <br />5. Services and Facilitics Component. A services and facilities component <br /> shall contain map(s) setting forth the gencral location and extent of any <br /> and all cxisting and proposed systems for sewagc, domcstic water supply <br /> and distribution, refuse disposal, drainage, local utilities and rights-of- <br /> way, easements, facilities and appurtenanccs necessary theref()re. In <br /> addition, it shall includc a grading plan showing in suflicient dctail the <br /> amount and type of fill or excavation to be used to accomplish the grading <br /> of the development tract, or portion thereof, the contours of the areas to be . <br /> graded, and provisions made for storm watcr drainage so that the City can <br /> assess the impact of such grading upon the remainder of the development <br /> tract and the surrounding neighborhoods. Said component shall also <br /> contain a descriptive statement setting forth objectives, principles and <br /> standards used for its formulation, as well as a dctailed statcment <br /> describing the proposed ownership, method of operation and maintenance <br /> of each such service and facility. <br />6. Construction Ordcr Component. A construction order component shall <br /> contain a map or maps setting f()rth the proposed chronological ordcr of <br /> construction relating each proposed use and structurc to the construction <br /> of the various services and facilities as may be required herein. Said <br /> component shall includc cstimatcd completion datcs and shall specify the <br /> proposed order of request for utility release or authority to occupy <br /> completed structures so as to provide a basis for dctennining the adequacy <br /> of the related serviccs and facilities for each separate construction phase. <br />7. Additional Components. The Master Plan may includc as additional <br /> components, a recreation component; a public building component, <br /> providing for consideration of administrative and public safety quarters; <br /> and such other components indicated by the nature of the particular <br /> proposed development. . <br />8.
