<br /> Section 1320 - ~istrict Provisions <br />. 1320.01 Establishment of Districts. The zoning districts designated herein are hercby established <br /> so as to assist the City in carrying out the intcnt and purpose of its Comprehensive Dcvelopment <br /> Plan f<)r the City and to control development in a manner consistent with the provisions of adcquate <br /> public serviccs and utilities. <br /> 1320.02 Designation of Zoning Districts. For the purposes of this Code the City of Ardcn Hills is <br /> hcreby dividcd into the following zoning districts: <br /> R-I Single Family Residential District <br /> R-2 Single and Two-Family Residential District <br /> R-3 Townhouse and Low Dcnsity Multiple Dwelling District <br /> R-4 Multiple Dwelling District <br /> 8-1 Limited Business District <br /> B-2 Gcncral Business District <br /> B-3 Service Business District <br /> 8-4 Retail Ccnter District <br /> NB NB District <br /> CC Civic Center District <br /> GB Gateway Busincss District <br /> I-I Limited Industrial District <br /> ]-2 General Industrial District <br /> I-Flex I-Flex District <br />. PUD Planned Unit Development Ovcrlay District <br /> 1320.03 Allowable Uses. Uses allowed in any district. <br /> Subd. I Permitted Principal Uscs (P) - 'fhose uses that are allowed as a matter of right and <br /> multi pic operation uses, as defined herein, if at Icast one of the operations is a pennitted use <br /> and none ofthc operations is classified as a conditional use. Permitted multiplc family <br /> residential, business or industrial uses arc required to submit a site plan in accordance with <br /> the requiremcnts in Scction 1355. <br /> Suhd. 2 Conditional Uses (S) - Those uses that are allowed only after issuance of a <br /> ConditionalUsc Permit as required in Section 1355. <br /> Conditional Uses may included those uscs that are: <br /> A. Listed as conditional uses on thc Land Use Chart (1320.05) <br /> B. Not listed on the Land Use Chart as either pcrmitted or conditional uscs, but <br /> which have been reviewed hy the Planning Commission and designated by the <br /> City Council as conditional uses which are similar to those listed; <br /> C. Uses that are both accessory uses and conditional uscs (CA); <br /> D. Multiple Operation Uses as defined herein, if at least one of the operations is <br /> classified as a conditional use. <br />.
