Setbacks
. The total required side yard setback for the principal structure is twenty-five feet between the
two sides, with a minimum of a ten foot side setback on one side. Without the proposed
addition, both setbacks exceed the minimum requirement with the current southern side
setback at approximately eighteen feet and the northern side setback at nineteen feet. If the
variance is approved, the northern side setback would be reduced to five feet. which would
leave a total of twenty-three feet between the two side setbacks.
The proposed garage addition would not encroach on the front or rear setbacks.
[,ot Coverage
Although the applicant's site plan indicates a lot size of 17,029.9 square feet. the Ramsey
County property database lists the lot size at 16,553 square feet. For the purposes of lot
coverage calculations, the Ramsey County lot size number will be used.
Existing Proposed
square Impervious square Impervious
feet Coverage feet Coverage
-----
Structure 2,5~3 15.4% _-.1,945 17.8%
Driveway & --_on'. The lot coverage limit for the structure is 25 percent and the total impervious coverage limit
for the lot is 35 percent. lfthe variance is approved, the pennitted lot coverage would not be
exceeded.
2. Accessory Structures
The applicants are pennitted to construct up to two accessory structures or 728 square feet
each in the rear yard area without a variance. However, according to the applicants,
constructing an accessory structure in the rear yard would require considerable grading and
create drainage problems in the rear yard. The site plan that was submitted by the applicant
indicates that a potential location for an accessory structure would either block or inhibit
drainage from the rear of the property toward the street. The rear portion of the property
does drain to\vard the front ofthe property and there is relatively little flat area behind the
dwelling to construct an accessory structure without removing a portion of the hillside.
Citl' (~(Ardell lIills
.
