<br /> JPllarrn JEvaD1ll1atBmll 9 <br /> L ModifiedllLarrndlscalPnllJlg JPllarrn JProlPosaB . <br /> Landscaping Near the Pmver Line: The initial landscaping plan included three sienna glen <br /> maple trees along the western edge of the property near Fairview Avenue. These maple trees <br /> can obtain heights fifty to sixty feet and be up to forty feet across. Due to the proximity of <br /> the proposed trees to the power line, the Planning Commission requested that these three <br /> trees be relocated or substituted with a shorter species to ensure that the power line is not <br /> obstructed. The location of the power line has been added to the landscaping plan so that it <br />.. can be compared to the location of the proposed trees. <br /> The sienna glen maple in the southwestern comer of the property has been moved farther east <br /> into the property away from the power line and closer to the proposed dwelling. Although <br /> there is more space between the proposed maple and the power line, the applicant will likely <br /> need to trim the tree at some point in the future to ensure that it does not interfere with the <br /> powcr line. <br /> The two other sienna glen maples that were on the initial landscaping plan are proposed to be <br /> substituted with two velvet pillar crabapple trees, both of which have been moved farther cast <br /> into the propcJ1y. The crabapple trees can obtain a height of fiftcen to twenty feet, as <br /> opposed to the fifty to sixty feet for the maples. Although the two crabapples will provide <br /> less screening than the two maples, they are less likely to interfere with the power line over <br /> the long-term. <br /> Utility Easement: There is a 19.75 foot wide utility easement along the entire northern edge . <br /> of the property. The stornlwater pipe in the casement, which drains stonnwater from <br /> Fairview Avenue to Lake Johanna, is approximately tive feet from the property line until it <br /> approaches the Lake Johanna Blvd right-of-way on the eastern end of the property where it <br /> angles to the northeast into Lake Johanna: The easement also extends approximately ten feet <br /> into the property to the north t6 create a thirty foot wide easement for the pipe. <br /> The initial landscaping plan included three river clump birch trees and six black hills spruce <br /> trees near the pipe in the easement <md in the County right-or-way. The applicant was <br /> requested to move the trees away from the pipe so that the pipe and trees did not interfere <br /> with each other in the future. More specifically, there was a concern that if the pipe ever <br /> needed to he replaced, the trees would be damaged or killed. <br /> The modified landscaping plan includes three river clump birch trees and three black hills <br /> spruce trees. The three river clump birch trees have been moved approximately ten to twelve <br /> feet from the stonnwater pipe farther south into the property.
