<br /> , <br />According to the l3achman's Online Plant, Tree, and Shrub library, the proposed winter berry <br />bushes generally range from two to four feet in height and the Isanti dogwoods generally . <br />range from five to six fed in height at maturity. <br />Although the applicant has stated that the proposed path and dock may not be installed <br />immediately, the location for a future path and dock is included on the plan. <br />Addit ional Modifications: <br />Since the last Planning Commission meeting, the applicant has consulted with an arborist and <br />an additional landscaper to provide more guidance for the landscaping plan. As noted in the <br />applicant's letter, a concern was raised that there the proposed vegetation may be <br />overcrowded, which could compromise the survival of some of the vegetation. As described <br />above, the plan docs include three fewer black hills spruce trees. The wclchi juniper, which <br />was located between the dwelling and the sidewalk, is shown but is not labeled on the <br />modified plan. However, the plan still includes twenty new trees that range in height from <br />twenty to sixty feet at maturity. Staff is concerned that the size of the trees may be on the too <br />small when planted. Therel(xe, Staff is recommending the following conditions regarding <br />the proposed trees: <br />I. The black hills spruce trees shall be at least eight feet tall upon planting. <br />2. The sienna glen maple tree shall be at least three caliper inches upon planting. <br />3. The velvet pillar crabapple shall be at least 2.5 caliper inches upon planting. <br />As mentioned above, the landscaping plan now shows three existing trees that are near the . <br />property line but on the property to the north, and four trees that are near the shoreline. <br />While the locations of the trees and shrubs are shown on the modified plan, the exact location <br />of each perennial has been removed tJ'om the plan. Although the plan still includes the <br />general locations for the perennials, it was felt that showing the exact location of each <br />perennial may be unnecessarily strict since it could lead to placing plants in less than ideal <br />locations once the landscaping plan is implemented. The planting list does still include the <br />overall number of perennials that arc to be planted. <br />Stall is not generally concerned with the removal of this pmticular detail related to the <br />location of the perennials; however, the City will still expect that the full number perennials <br />on the planting list will be planted and maintained in the areas indicated on the plan. The <br />proposed trees, shrubs, and bushes are the anchors of the project, and those locations should <br />remain on the plan and should be planted in the proposed locations. <br />Finally, the planting list indicates that mulch will be used in the landscaping.
