<br />Since the water from the Oak St drainage project, as well as the Siems Court project now <br />runs on to my land, I feel that I have met the subdivisions requirement for a reasonable <br />percentage of the land being used for the public good, I have had the land appraised and <br />broken down into what I have left to build on and what has been given to the City, <br />through easement, to handle the run off from two contiguous neighborhoods and improve <br />the quality of Lake Johanna. <br /> <br />I have had the land appraised to determine the value of the land lost to permanent <br />easement (see attached), Based on a reasonable rate of reimbursement, a value of <br />$21,371.72 has been placed on one of the lots and $6,739.20 on the other for a total value <br />$28,110.92, This does not take into account the loss in value to my home by the removal <br />of the woods. <br /> <br />In summary, I would like to make the case that I have given much to the City of Arden <br />Hills, to my neighbors, who are no longer troubled by erosion and to Lake Johanna. <br />What was once my shelter from the storm, my privacy curtain to a busy road and a place <br />to park my boats is now for all intents and purposes lost to me, It had significant value <br />and I would ask that you waive any additional dedications in light of the above. <br /> <br />Thank you for your consideration <br /> <br /> <br />Enclosures (2) <br /> <br />
