<br />~ <br />---t\~ HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />March 26, 2007 <br /> <br />CC Agenda Item 4.B <br /> <br />TO: <br /> <br />Mayor & City Council if <br /> <br />James Lehnhoff, City Planner! <br /> <br />PC #: 07-003 <br />Signs by RSG on Behalf of Cub Foods/Oppidan <br />Planned Unit Development (PUD) Amendment <br />3717 Lexington Avenue North <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Request <br /> <br />Consider a Motion to Approve Planning Case 07,003 for a Planned Unit Development <br />Amendment at 3717 Lexington Ave South Based on the Findings of Fact and the Submitted <br />Plans as Amended by the Three Conditions in Planning Case 07-003. <br /> <br />Backl!round <br /> <br />On September 9, 2002, the City Council approved a Planned Unit Development (PUD) to <br />construct a 90,000 square foot Cub Foods store at 3717 Lexington Avenue in Planning Case 02- <br />018. The PUD included an approval for 778 square feet of signage (678 square feet for wall <br />signage and 100 square feet for a monument sign). The signage approved in the PUD has been <br />installed. <br /> <br />The applicant is now requesting an additional forty (40) square feet of signage for the new "Now <br />Express Medical Clinic" that is located inside of the store. The proposed sign would be located <br />near the upper right hand corner of the front of the building. The additional signage requires an <br />amendment to the Planned Unit Development permit for the property. The clinic is a conforming <br />use within the B-3 Zone. <br /> <br />Recommendation <br /> <br />The Planning Commission reviewed Planning Case 07-003 and unanimously (6,0) recommends <br />approval for the PUD Amendment at 3717 Lexington Ave South based on the findings offact <br />and the submitted plans as amended by the following three conditions: <br /> <br />\\Metro-inet.uslArdenHillslPlanninglPlanning Cases\2007\07-003 Cub Foods PUD Amendment (PENDING) \032607 - CC Report - Cub PUD <br />Amendment.doc <br /> <br />Page 1 0[2 <br />
