<br />ARDEN HILLS PLANNING COMMISSION - MARCH 7, 2007 <br /> <br />2 <br /> <br />A. PLANNING CASE #07-003 - PLANNED UNIT DEVELOPMENT AMENDMENT; <br />SIGNS BY RSG ON BEHALF OF CUB FOODS; 3717 LEXINGTON AVENUE <br />NORTH <br /> <br />Mr. Lehnhoff stated the applicants were requesting a Planned Unit Development (PUD) <br />Amendment to Planning Case No. 02-018 to add forty square feet of sign age to the front <br />of the Cub Foods building for the "Now Express Medical Clinic" that is located inside of <br />the store. Staff recommended approval based on the following conditions: <br /> <br />I. The applicant shall continue to abide by the conditions of approval listed in <br />Conditional Use Permit No. 02-018 and any other approved permits. <br />2. The project shall be completed in accordance with the plans submitted as <br />amended by the conditions of approval. Any significant changes to these plans, <br />as determined by the City Planner, shall require review and approval by the <br />Planning Commission. <br />3. The sign shall not exceed the illumination intensity ofthe existing signs. <br /> <br />Chair Sand opened the public hearing at 7:12 p.m. <br /> <br />Chair Sand invited anyone for or against the request to come forward and make <br />comment. <br /> <br />James Johnson, 3589 Sunset Road, Brooklyn Park, representing Signs by RSG, stated he <br />was available for any questions. <br /> <br />Chair Sand asked if it was RSG that prepared the color rendering. Mr. Johnson <br />responded they had prepared the color rendering. <br /> <br />Chair Sand stated the color rendering was very helpful and asked if the signs would be <br />backlit similar to the other Cub Food signs. Mr. Johnson responded the letters would be <br />illuminated. <br /> <br />Commissioner Modesette asked if the sign face was white. Mr. Johnson responded it <br />was. <br /> <br />Chair Sand closed the public hearing at 7:14 p.m. <br /> <br />Commissioner Larson moved, seconded by Commissioner Modesette to recommend <br />approval of Planning Case No. 07-003 for a Planned Unit Development Amendment to <br />add forty square feet of signage to the front of the Cub Foods Building at 3717 Lexington <br />Avenue North subject to the three conditions as outlined in staffs March 7,2007 report. <br /> <br />The motion carried unanimously (6-0). <br /> <br />o~l>-f\ <br />
