<br />GRANT OF PERMANENT EASEMENT <br /> <br />Richard and Judith Thompson, husband and wife ("Grantors") represents that it is <br />the record fee owners of the following described real property situated in Ramsey County, <br />Minnesota, to wit: <br /> <br />All that part of Lot 1 Hackney Park, Ramsey County, Minnesota lying <br />northeasterly of the following described line; beginning at a point on <br />the northwesterly line of said Lot 1; said northwesterly line having an <br />assumed bearing of south 51 degrees 01 minutes west, a distance of <br />232.00 feet southwesterly of the most northerly corner thereof; south <br />38 degrees 59 minutes east to the shoreline of Lake Josephine and <br />there terminating; except that part thereof lying northeasterly and <br />easterly of the following described line; beginning at a point on the <br />northwesterly line of said Lot 1, a distance of 151.00 feet <br />southwesterly of the most northerly corner thereof; thence south 57 <br />degrees 27 minutes 40 seconds east to the westline of the east 25.00 <br />feet of said Lot 1; thence south and parallel with the east line of said <br />Lot Ho the shoreline of Lake Josephine and there terminating. <br />, , <br /> <br />For valuable consideration, the receipt of which is hereby acknowledged, Grantor <br />hereby conveys to the City of Arden Hills, a Minnesota statutory city (the "City"), its <br />successors and assigns permanent easement for the construction, maintenance, operation, <br />inspection and repair of storm water drainage improvements; together with a permanent <br />easement for ingress and egress, at any and all times, with all machinery, tools, equipment, <br />and vehicles necessary for the aforementioned purposes, over, under and across the <br />following described portions of the Property: <br /> <br />All that part of the above described property that lies 20 feet <br />southwesterly of and parallel and perpendicular to the following <br />described line; Commencing at a point on the northwesterly <br />line of Lot 1, Hackney Park, Ramsey County, Minnesota; Said <br />northwesterly line having an assumed bearing of south 51 <br />degrees 01 minutes west a distance of 232.00 feet <br />southwesterly of tile most northerly corner thereof, to the <br />southwesterly line of said Lot 1, thence north 51 degree 01 <br />minutes east 20.00 feet along said northwesterly line of said <br />
