Unfortunately, the drainage pipe is not centered <br />in the middle of the drainage easement. Despite a number of discussions with Ramsey County <br />and the Rice Creek Watershed District (RCWD), it is not clear why the drainage pipe is not <br />located in the center of the drainage easement. Although the easement was dedicated to the City, <br />the County maintains and operates the drainage pipe. <br /> <br />While the easement is the appropriate width for the depth of the pipe, the pipe is not at the center <br />of the easement, which means the easement includes unnecessary portions of the property and <br />may make future maintenance difficult in certain spots along the pipe. The existing twenty foot <br />wide drainage easement extends n0l1hwest from an outlet in Lake Josephine toward the western <br />(side) property line. When the drainage easement meets the western (side) property line, it <br />angles into a more northerly direction that is adjacent and parallel with the western proper1y line. <br />The easement te1111inates at the right-of-way for Hamline Ave N. <br /> <br />lfthe drainage easement was corrected to follow the pipe, a small por1ion of the easement would <br />shift very slightly to the west and slightly increase the buildable area at 3210 Hamline Ave N. <br />To make matters somewhat more difficult, the drainage pipe actually goes onto the property to <br />\\Me/ro-illet,II.1'lardcl/lJillsiPlflllllillg\P/alll1il1g Coses12007107-007 Partial Eas['!I1cJjf Vacation (PEND1NG)\040907 _ CC Reparl- Ease/llent <br />Vacalioll.doc <br />Page I of3 <br />
