<br />~ <br />/]'\~ HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />April 30, 2007 <br /> <br />CC Agenda Item 4.G <br /> <br />TO: <br /> <br />Mayor & City Council <br />James Lehnhoff, City Planner ;I- <br /> <br />Planning Case #07-008 <br />Variance <br />Robert & Cynthia Teeling <br />3346 Lake Johanna Bonlevard <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />ReQnest <br /> <br />Approve Planning Case 07-008 for a Variance at 3346 Lake Johanna Boulevard Based on the <br />Findings of Fact and the Submitted Plans as Amended by the Three Conditions in the April 30, <br />2007, Planning Case Report. <br /> <br />Backl!round <br /> <br />The applicants are proposing to construct a 96 square foot, 8'x12', sunroom on the front side of <br />the existing dwelling facing Lake Johanna Boulevard. The proposed addition would be in line <br />with northern side ofthe existing dwelling; however, the existing structure encroaches <br />approximately 3.2 feet into the northern side yard setback. An existing concrete patio would be <br />removed and the sunroom would be built in the same location, which would result in no net <br />increase in impervious surface for the property. Although the picture submitted by the applicant <br />shows a white metal roof on the sunroom, the applicants have stated that the sunroom roof will <br />be shingled to match the existing roof on the dwelling. <br /> <br />The applicant has submitted a letter outlining the reasons for the request, a response to the <br />variance evaluation criteria, and an example picture of how the addition will look with the <br />existing dwelling (Attachment 3B-l of the Planning Commission report). A full survey ofthe <br />property has also been submitted (Attachment 3B-3 of the Planning Commission report). <br /> <br />A previous planning case, 01-021, was approved in 2001 for a variance to reconstruct a one car <br />garage into a two garage within the front yard setback.
