<br />If the variance is approved, the old garage would be remodeled and incorporated into the <br />dwelling since it would no longer be able to access the street. Retaining walls would be <br />constructed on both sides ofthe driveway. According to the applicant, the new garage would <br />have a flat roof, and the roof would be a few feet higher than floor of the existing garage. <br />Although the application does not explicitly state this, it appears that the top ofthe roof on <br />the new garage could be used as a deck. <br /> <br />Submitted Information <br /> <br />The applicant has submitted a survey, a site plan of the proposed addition with contours line, <br />a hand drawn cross section ofthe property, and a rendering of what the front of the house <br />may look like from the street should the variance be approved. <br /> <br />It should be noted that the contour lines on the site plan were not prepared by a surveyor. <br />The contour lines were obtained from Ramsey County elevation data and drawn onto the site <br />plan. While the contour lines represent the general topography for the site, the data is not <br />considered survey quality. The applicant has stated that she is willing to have a topographic <br />survey completed ifthe Planning Commission determines it is necessary. However, since a <br />topographic survey can be costly to prepare, the applicant wanted to gauge the Planning <br />Commission's interest in the data and determine if there is a possibility ofthe variance being <br />approved. If the Planning Commission would consider approving the variance but requests a <br />full topographic survey, the application can be tabled. <br /> <br />The applicant has also submitted hand drawn cross section of the front portion ofthe <br />property. AccorcIing to the drawing, the driveway has a 16.2 percent slope. Removing much <br />of the slope for a new garage would significantly reduce the steepness of the slope. The City <br />does not have any standards regulating driveway slope or other features. <br /> <br />Finally, there is one change to the rendering of the proposed garage. The drawing currently <br />shows a single garage door on what appears to be a wide two stall garage. The applicant has <br />since informed Staff that the proposed garage would reuse the two garage doors from the <br />existing garage--a single garage door and a two-stall garage door (Attachment 3C-I and 3C- <br />2). The proposed garage would be a three stall garage instead of a two stall garage shown in <br />the drawing. <br /> <br />2.
