The applicant is also requesting a <br />blanket variance to reduce the front yard setback requirement from 40 feet to 30 feet on all <br />sixteen ofthe properties. <br /> <br />Backl!round <br /> <br />1. Overview of Request <br /> <br />The applicant has submitted two separate but related applications. The first application is for <br />a preliminary and final plat to create sixteen conforming lots and one outlot in the Hazelnut <br />Park #3 subdivision. The property does not have an assigned address; however, it is located <br />in the southwestern comer of Arden Hills adj acent to Cleveland A venue, south of Katie <br />Lane, and west of Hazelnut Park. <br /> <br />If the plat is approved, the sixteen new lots would each be used for detached single-family <br />homes. Katie Lane would extend south and west through the subdivision and connect to <br />Cleveland Avenue.
