Because the <br />submitted proposal includes a variance request to reduce the front yard setback <br />requirement, the plat map is measuring the lot width at the 30 foot setback line. If <br />the variance is denied, a 40 foot setback does not appear to cause any of the <br />properties to have a nonconforming lot width, though additional review may be <br />required. <br /> <br />Due to its shapes, Lot 3 Block I is somewhat nnique. In the R-3 Zone, the <br />minimum lot width is 85 feet for an internal lot 95 feet for a comer lot. However, <br />the Subdivision Code is not clear on how that requirement applies to comer lots <br />with irregular shapes that result in ambiguous front property lines.
