The files for this property do indicate that some property was taken for the <br />construction of Gateway Court, but Staff has been unable to find the exact amount of <br />area that was used for the road. The drawing submitted by the applicant shows what <br />was taken, but the exact number is not shown, Removing land from 4300 West <br />Round Lake Road would have adversely impacted the structure and impervious <br />coverage limit. <br /> <br />After the printed survey information was submitted to the City, it was discovered that <br />the lot size was slightly incorrect and is larger than the information printed on the <br />survey. The lot size is 502,485 square feet, which is reflected in the above chart. <br /> <br />C. Regulation: Lighting (1320.13 Subd 6.H). Lighting is required to be hooded, <br />concealed, or controlled. <br />Proposal: Two light fixtures are proposed to be added along the southern edge of the <br />expanded parking that will match the existing lighting. The new lights will be of the <br />same style as the existing lights, which are hooded. <br /> <br />2. Landscaping and Grading <br /> <br />The City does not have specific landscaping requirements for parking lot expansions in the <br />Gateway Business Zone. The landscaping requirements in the Zoning Code's procedural <br />manual only apply to building expansions. This property did have a landscaping plan as part <br />of its original development approval in 1996; however, the City does not have a final version <br />ofthe landscaping plan on file.
