Additional Review <br /> <br />The Building Official and Fire Marshal have reviewed the application and neither had any <br />concerns with the proposal or had recommended changes. Adherence to the building and fire <br />codes is expected. <br /> <br />Findinl!s of Fact <br /> <br />The Planning Commission must make a finding as to whether or not the proposed parking <br />expansion meets the requirements of the Zoning Code and if it would adversely affect the <br />surrounding neighborhood or the community as a whole. Staff offers the following findings for <br />consideration: <br /> <br />General Findings: <br />I. Hood Packaging Corporation is a conforming use in the Gateway Business Zone. <br />2. The applicant proposes to add two 2,000 gallon tanks to the southeast side of the <br />building. Each tank is fourteen feet long, five feet four inches tall, and five feet four <br />inches in diameter. The tanks are proposed to be double walled and monitored with <br />sensors for leaks. <br />3. The tanks will be placed on an existing impervious surface and will not encroach on any <br />setbacks. <br />4. The new recycling and collection system is anticipated to reduce hazardous material <br />disposal by as much as 65 percent. <br /> <br />On the Conditional Use Permit Evaluation Criteria: <br />5. Truck traffic may be reduced slightly because waste material collection will be reduced <br />from twice a month to once a month. Parking will not be impacted since all parking is <br />located on the other side of the building. <br />6. The two proposed tanks are not expected to alter existing noise, glare, odors, vibration, <br />$moke, dust, air pollution, heat, liquid or solid waste, or other nuisance characteristics. <br />7. The two proposed tanks will not impact drainage on the site. <br />8. The two proposed tanks will not impact population density on the site. <br />9. The two new tanks will be screened by an expanded fence from two existing adjacent <br />tanks.
