While not <br />required for this type of application, the applicant has submitted a landscaping plan for the area <br />in front of the building facing Round Lake Road. <br /> <br />Recommendation <br /> <br />The Planning Commission reviewed Planning Case 06-039 and unanimously (4-0) recommends <br />approval of Planning Case 07-002 for a Conditional Use Permit to modifY the exterior ofthe <br />building at 4444 West Round Lake Road based on the findings of fact and the submitted plans as <br />amended by the following five conditions from Planning Case 07-002.: <br />I. The project shall be completed in accordance with the plans submitted as amended by <br />the conditions of approval. Any significant changes to these plans, as determined by <br />the City Planner, shall require review and approval by the Planning Commission. <br />2. The property shall not exceed 45 square feet of total wall signage. <br />3. All signage shall require an approved sign permit application prior to installation. <br />4. The applicant shall be permitted to use either Option A (west elevation on Plan Sheet <br />A4.0) or Option B (Plan Sheet A4.1) for reintegrating the old building entrance into <br />the building fal(ade (Attachment 3C-I). <br />5. The applicant shall obtain all necessary building permits prior to starting work. <br /> <br />Options <br /> <br />1. Approve the proposal as submitted. <br />2. Approve the proposal with conditions. <br />3. Deny the application with reasons for denial. If the City denies the petitioners request, n...it <br />must state in writing the reasons for the denial at the time it denies the request. n <br />4. Table for additional information. <br /> <br />A motion to deny should include specific findings on why the proposal will have a negative <br />impact and why those impacts cannot be mitigated. <br /> <br />Deadline for A!!encv Actions <br /> <br />The City of Arden Hills received the completed application for this request on January 12, 2007. <br />. Pursuant to Minnesota State Statue, the City must act on this request by March 12,2007 (60 <br />days), unless the city provides the petitioner with written reasons for and additional 60 day <br />review period.
