While not required for this type of application, the applicant has submitted a landscaping plan for the area in front of the building facing Round Lake Road. Recommendation The Planning Commission reviewed Planning Case 06-039 and unanimously (4-0) recommends approval of Planning Case 07-002 for a Conditional Use Permit to modifY the exterior ofthe building at 4444 West Round Lake Road based on the findings of fact and the submitted plans as amended by the following five conditions from Planning Case 07-002.: I. The project shall be completed in accordance with the plans submitted as amended by the conditions of approval. Any significant changes to these plans, as determined by the City Planner, shall require review and approval by the Planning Commission. 2. The property shall not exceed 45 square feet of total wall signage. 3. All signage shall require an approved sign permit application prior to installation. 4. The applicant shall be permitted to use either Option A (west elevation on Plan Sheet A4.0) or Option B (Plan Sheet A4.1) for reintegrating the old building entrance into the building fal(ade (Attachment 3C-I). 5. The applicant shall obtain all necessary building permits prior to starting work. Options 1. Approve the proposal as submitted. 2. Approve the proposal with conditions. 3. Pursuant to Minnesota State Statue, the City must act on this request by March 12,2007 (60 days), unless the city provides the petitioner with written reasons for and additional 60 day review period. The City may, with the consent of the applicant, extend the review period beyond the initial 120 days.
