<br />5. The applicant shall obtain all necessary permits from the Rice Creek Watershed <br />District, Ramsey County, the Metropolitan Council, the State of Minnesota <br />Department of Natural Resources and any other governing agencies where applicable <br />before the final plat is executed. <br />6. The applicant shall submit updated title work prior to the City Council review of the <br />final plat. <br />7. The applicant shall submit an official appraisal of the property prior to the City's <br />review of the final plat that will be used for setting the park dedication fee. The park <br />dedication fee shall not exceed eight percent of the appraised land value at the time <br />the final plat is approved. <br />8. The applicant shall submit the required information and modify the applicable plans <br />to fully conform to the City Engineer's June 28, 2007, memorandum prior to the final <br />plat review. <br />9. The developer's agreement shall be prepared by the City Attorney and approved by <br />the City Council before the City Council executes the final plat. <br /> <br /> <br />Resident Comment <br /> <br />Staff has not received any official letters or telephone calls from property owners or occupants in <br />regard to this plauning case. <br /> <br />Notice <br /> <br />A notice was sent to all properties within 350 feet of the subject property.
